Lance Armstrong Foundation
This multiple award-winning project also received LEED
Gold certification. The extensive renovation of a 30,000
SF warehouse in East Austin for the Lance Armstrong Foundation
followed more than one year of intensive preconstruction
with SpawMaxwell working in a design-assist capacity. The
project features numerous examples of LEED and sustainable
design, including: More than 85% of all building materials – both
from demolition and the scrap from new finishes – were
salvaged and reused or diverted from the city landfill
and recycled. Approximately 30,000 linear feet of original
roof decking was removed, planed, and cut to size for construction
of internal offices, server room, and kitchen. Concrete
removed during demolition was either used for fill, or
cut into 4x8 and 2x2 sheets for use in exterior landscaping,
or integrated into the surface parking as wheel stops and
buried to delineate parking spaces. Xeriscape landscape
design and native plants were used to minimize water usage.
The conversion of existing garage doors into windows, and
the use of steel and glass saw tooth skylights add architectural
elements and natural lighting; a sensor acts as an inexpensive
daylight harvesting system. A high efficiency HVAC system
was installed to reduce energy consumption. The roof is
white TPO with high solar reflectance. Plumbing fixtures
are low flow. Materials with low VOC content were used
throughout the space.
