Construction
Management (CM) in its broadest application facilitates
the conversion of an owner idea to physical reality.
Essentially, the CM process provides for the expert
and proactive management of project scope, schedule,
budget, quality, and customer satisfaction. Working
as a consultant, SpawMaxwell as CM leads the project
team through project delivery using a multi-phase
process that includes:
- Pre-Design
- Design
- Procurement
- Construction
- Post Construction
SpawMaxwell has served as a CM-Agent (also known
as Owner’s Project Manager) in select markets – industrial,
city/county government, and higher education – to
avoid conflict with our established CM clients who
we serve as General Contractor. The SpawMaxwell
CM Group also leads design-build projects for clients.
Lastly we support the emergence of the Integrated
Project Delivery (IPD) method, a collaborative approach
where the owner, design consultants, specialty contractors,
and general contractor work as a core group under
one contract to share risks and rewards during project
delivery. |
